【嘉仓网】探访瓦伦西亚港

This year, JCW Real Estate began providing site selection services for overseas factories and warehouse leasing to clients expanding globally. In this feature, we turn our lens to Valencia — Spain’s largest port city — to unlock the logistics real estate potential of this western Mediterranean hub. 瓦伦西亚 为西班牙的第三大城市，它坐落于地中海西岸，以其深厚的历史文化和现代的城市气息而闻名。

 

#Valencia# is Spain’s third-largest city, located on the western coast of the Mediterranean. It is renowned for its rich historical culture and vibrant modern urban atmosphere.

很多人对瓦伦西亚可能并不熟悉，为了让大家有一个更直观的印象，我将其与上海青浦区做了一个简单的对比。之所以选择青浦，是因为我在上海居住于此，对这里更为熟悉。从面积上看，青浦大约是瓦伦西亚的5倍；但从人口来看，青浦的人口只有约为瓦伦西亚的1.5倍。换句话说，瓦伦西亚虽然面积不大，但人口超过80万，人口密度较高，城市化程度也相当高。这座城市的土地承载着高度集中的人口与经济活动，为其物流需求奠定了坚实的基础。

 

Many of you may not be familiar with Valencia. To offer a clearer perspective, I will like to compare it with Shanghai’s Qingpu District. I chose Qingpu because I lived there before. In terms of area, Qingpu is about five times larger than Valencia, while its population is roughly 1.5 times that of Valencia. In other words, although Valencia is relatively more compact than Qingpu, it has a population of over 800,000, resulting in high population density and a notably high level of urbanization, laying a solid foundation for its logistics demands.

#物流地产# 的核心在于仓储设施，那么，瓦伦西亚拥有多少#高标准仓储#（高标仓）呢？通过AI搜索初步了解到，这里的高标仓面积大约在600万至700万平方米之间。这一数据仍需与本地业内人士进行进一步的确认，先给大家一个初步概念。

 

How much high-standard #warehouse# space does Valencia have? Initial AI research suggests there are approximately 6~7million square meters of high-standard warehouses. While this figure requires further confirmation.

 

 

瓦伦西亚港附近物流园区

 

本次我们实地探访的是距离瓦伦西亚港约 15 公里的新兴产业片区 ，地图搜索告诉我们电商巨头亚马逊布局的大型仓储中心也坐落于此。现场可见，这片区域的仓储设施不仅标准高、且规模大，目测整个区域的仓库面积高达 50 万平方米；且片区整体呈现蓬勃发展态势，多数仓库为新建项目，透着欣欣向荣的产业活力。

 

During our site visit, we explored an emerging industrial area about 15 kilometers from the Port of Valencia, where e-commerce giant Amazon has established a large distribution center from Google map research. On-site observations revealed that the warehouse facilities here are not only high-standard but also large in scale, appearing to have around 500,000 square meters. 

 

随后，我们来到了#瓦伦西亚港#。映入眼帘的是其繁忙的集装箱码头。值得一提的是，瓦伦西亚港是西班牙第一大港口。按照搜索数据，2022年瓦伦西亚港的年集装箱吞吐量超过500万标箱，而#巴塞罗那港# 为300多万标箱。截至2025年上半年的最新数据，#瓦伦西亚港相比巴塞罗那港# 依旧遥遥领先。我们猜想正是因为集装箱吞吐量较大，成为了#瓦伦西亚物流地产# 发展势头如此迅猛的重要原因之一。

 

We visited the #PortofValencia# afterwards. The Port of Valencia is Spain’s largest port—a fact that may surprise many, as I, too, previously believed Barcelona held that title. According to AI data, in 2022, the Port of Valencia handled over 5 million TEUs of container throughput, compared more than 3 million TEUs for the #PortofBarcelona#. As of the latest data available up to the first half of 2025, the Port of Valencia continues to lead significantly. From a container throughput perspective, this is likely one of the key reasons behind the rapid growth of Valencia’s logistics real estate.
